This project is the rehabilitation and adaptive reuse of existing mid-twentieth century apartment buildings in South-East Washington, DC. The A/E team has been involved with hazardous materials abatement, selective removal and alteration of the existing 78 housing units and associated ancillary spaces into 82 owner-occupied affordable apartments. Although the property is not considered historic, its character is maintained while the interiors are modernized and expanded to meet the needs of future condominium owners.

The challenge with the project is focused on integrating new systems and providing comfortable, high quality, long-lasting buildings using low-cost construction. Additions are distinct, but compatible with the existing architecture, consistent with the Secretary of Interior Standards for Treatment of Historic Properties. The World War II era buildings consist of exterior masonry bearing walls, steel and concrete floor structure with wood-framed roofs. Exterior materials consist of face brick, steel windows, wood doors and trim, slate and built-up roofs. Many of the original utility spaces will be converted into housing units, including those made accessible for the disabled.

The project is currently in the construction document phase of design and selective demolition and asbestos and lead-based paint abatement is underway on-site. The total construction budget is $4.5 million exclusive of sitework and utilities. .
