This project is located in the historic district of Middleburg, VA. The property owner hired BELL Architects to rethink their development project when they were unsuccessful in obtaining a certificate of appropriateness from the towns Historic District Review Committee (HDRC). BELL reoriented the density of the site and concealed most of the parking to achieve a landscaped courtyard that opens to the residential street and locates the bulk of the new construction to the south, closer to the commercial area of the town and its main street.
The site is currently occupied by a mid 20th century bungalow that will remain on the site and a carriage house that will be removed. The office and conference center will include approximately 13,000 square feet of area. The design is intended to be sympathetic to the scale, materials and architectural styles of the towns significant period of development. The design takes advantage of the sites slope and partially conceals parking below the new building.
The project has achieved a Certificate of Appropriateness and is proceeding with Planning Commission approval and construction documents. Burgess and Niple is the civil engineer, Lewis, Scully Gionet is the landscape architect, Ehlert Bryan is the structural engineer and META Engineers are responsible for mechanical and electrical engineering. This project incorporates the precepts of historic preservation and sustainable design into a building that fits into its environment and uses energy and resources efficiently.
